Costa Maya Beachfront lots for sale PROPERTY INFORMATION: Location: In the Costa Maya region of Southern Quintana Roo, Mexico- specifically in the Sian Kaan 58 kms (37 miles) north of Majahual, 6 kms south of Punto Herrero. Lot sizes: In total we have 1,450 km of consistent beach to sell. Ten consecutive 100 meter lots- 350 meter commercial use lot and one additional 100 meter waterfront lot. The lots depth measure between 60 to 80 meters deep and are gorgeous. Just beautiful blue Caribbean water, white fine sand, and plenty of coconut trees (property was once a coconut plantation). Electricity: Currently no power in the area and non foreseeable in the near future (most homes on the Costa Maya and Sian Kaan use Generators of solar energy sources). Road: The first 41km north of Majahual to the Property is paved the remaining is a gravel/sand coastal- but no problems to drive. Nearest Town: Majahual is the main source for groceries and supplies -in the area 40 minutes drive. There are small grocers along the coast but mainly supply cold drinks and cold beer. Zoning: Low impact zoning for residential use with the exception of 350 meters designated for commercial use: tourist activities, dive shop, marina etc. Buildable: 250 m2 (2,625 sq.ft.) per hectare of construction (includes concrete and block) at 8 meters high (28 ft), plus an additional 20 m2 (210 sq.ft) of decks of terraces. BRIEF DESCRIPTION OF AREA The Property is located approximately 58 kilometers along the coast road to the north of Majahual. Currently there is an active airport you pass on the way north of Majahual, with the new terminal still getting finishing touches. The runway is open for private aircraft. The first 41 kilometers north is on an asphalt paved road that has been built approximately 1 kilometer inland, smooth and in great condition as it slowly angles to the coast. This paved road intercepts the beach and converts to graded rock which alternates between smooth and rough, and occasionally somewhat sandy, always drivable, approximately 40 minute drive from Majahual. Along the drive you will note several new constructions; some open and ready to welcome guests. A very impressive new palapa restaurant is minutes from the Property. The Property is an old coconut plantation, first in operation almost a century ago; and last in operation as late as the early 80s. The reef is just offshore a few hundred meters, with the tell-tale break in the reef where the big barges entered the coastline to pick up their coconut loads. An old boat wreck sits slightly above and mostly under the surface near the reef as a reminder of the former activities at this site. The blue Caribbean water can be found just under the surface in relatively shallow wells- easily accessible for swimming or any other water sport activity. A large lagoon is inland further behind the lots back-side. The coconut trees still thrive on the lots. The beach is white powdery sand. The waters along this coastline are shared by sandy bottom alternating with rocky coral and virtually every kind of sea creature known to this part of the world´s second-largest reef system. It is a natural aquarium of epic proportions. If you would continue north on the coastal road another 6 km you would arrive at Punta Herrero (Iron Point) is a small fishing village manned primarily as a convenient rest stop and shelter for the working fishermen in the area. Across the mouth of the Bay of Espiritu Santo in the Sian Kaan to the north is Punta Allen, another "end of the road" fishing village.
